How to Enter Monthly Rental Income in Jupiter LOS
Jupiter allows you to enter rental income for an owned or subject property and see how it contributes to the application’s qualifying income.

How to enter monthly rental income
1. Open the Real estate owned or Subject property section of the application.
2. Scroll dow to the Monthly rental income section.
3. Enter the property’s gross monthly rental income before expenses.
4. Review and adjust the vacancy factor used in the calculation.
Note: The vacancy factor determines how much of the gross rental income is included before property expenses are deducted.
Example: If gross monthly rental income is $2,000 and the vacancy factor is 75%, Jupiter uses $1,500 before deducting property expenses.
5. Review the Qualifying income summary.
The Qualifying income summary updates as you enter or adjust values, showing:
Gross monthly rental income.
The selected vacancy factor.
Monthly housing costs.
Mortgage payments.
The resulting net rental impact.
This breakdown helps you understand how the property’s rental income and expenses affect the application.
Understanding the net rental impact
The net rental impact is the amount remaining after the vacancy factor is applied and monthly housing costs and mortgage payments are deducted.
A positive amount contributes to qualifying income.
A negative amount contributes to liabilities.
To adjust the calculation, update the gross rental income or vacancy factor in the Monthly rental income section.
