How to generate forms and prepare a document for e-signing

Jupiter includes built-in e-signing powered by OneSpan Sign. You can generate documents inside a loan file, send them for signature, track status, and download signed copies โ€” all without using an external platform . Since e-signing is built directly into Jupiter, you may not need a separate third-party e-sign platform. This can help reduce costs and centralize all documentation inside the loan file .

  • Sending an e-sign request

How to generate a document for e-signing

1. Open the loan file and go to the "Forms" section.

2. Select the document you want to generate (e.g., Request for Title Commitment).

3. Fill in the required fields

4. Click "Generate Form".

Once generated, the document becomes available to send through the e-signing workflow .


How to send a generated form for e-signing

You can access e-signing two ways:

  • Click "E-Signing" in the loan file

  • Or select "Manage e-signing requests" in the "Forms" section

1. From the E-signing section scroll down to "Add e-sign templates and forms" and select the generated document(s) you wish to add to the e-signing package.

2. Click "Add to e-sign package".

3. (Optional) Add a custom message (e.g., โ€œPlease sign and return.โ€).

4. Click "Send e-sign request".

Borrowers receive an email notification prompting them to sign. They do not need to log into Jupiter to complete the signature .

Important: For documents generated inside Jupiter:

  • Signature and date fields are automatically formatted.

  • Signature blocks appear for all borrowers on the loan (unless hidden).

  • If a borrower is hidden from the loan, signature fields will not be generated for them.


How to add an external PDF to an e-sign package

You can also upload and send documents from your computer.

1. Go to the "E-signing" section of the application.

2. Click "Edit or add e-signing documents".

3. Upload a document by clicking on the plus sign on the right menu next to "Transaction documents) or drag and drop your PDF.

Important: Because external documents are not pre-formatted, you must manually place:

  • Signature fields

  • Date fields

  • Initial fields (if required)

  • Text fields (if required

4. Use the field options in the right panel to drag signature elements onto the document before sending . Each borrower is listed on the left menu and is color coded.

Tip: A signature or initial field must be added to the uploaded document before any other fields such as a text field or date field will open up.

5. Once the fields have been added click on "Send e-signing request". You can also choose to include a message to the borrower if you wish.

Borrowers receive an email notification prompting them to sign. They do not need to log into Jupiter to complete the signature .


What borrowers experience

When borrowers click the e-sign email link:

  • The OneSpan Sign portal opens.

  • They review the document.

  • They apply their digital signature.

  • They confirm completion.

  • They can download a copy for their records.

No Jupiter login is required to complete the signing .


Tracking E-Sign Status

Inside the loan file, you can monitor status in the "E-signing" section:

  • Sent โ€“ Waiting for borrower signature

  • Completed by all required signers

  • Not sent

You can reopen the package at any time to add additional documents if needed .


How to download signed documents

To download completed documents:

  1. Go to the loan file.

  2. Open the "E-signing" section.

  3. Download:

    • The signed PDF document

    • The official digital signature summary (audit trail)

All signed documents are stored inside the loan file for future reference .
